The Handle Moves and Nothing Happens
Most Arlington homeowners meet their damper for the first time on the night it fails. You reach up into the firebox for the handle, pull, and it will not budge. Or it moves, you light the fire, and the room fills with smoke anyway because the plate never actually opened. Or it is August, the air conditioner is running all day, and you finally notice the warm draft coming out of the fireplace: the damper has not closed in years.

What a Damper Does, and the Two Kinds You Might Have
The damper is the door between your fireplace and your chimney. Open, it lets smoke out. Closed, it keeps rain, animals, cold air and your conditioned air from passing through the flue.
Throat damper. The original on almost every masonry fireplace in Arlington. A cast-iron plate on a pivot just above the firebox, opened with a handle, a rotary knob or a poker. Sixty years of fires, rust and creosote wear it out. A throat damper never seals perfectly even when new; metal on metal always leaks some air.
Top-sealing damper. A spring-loaded lid on top of the chimney with a rubber gasket, pulled open by a stainless cable that hangs in the firebox. It seals tight, keeps rain and animals out, and is the usual replacement for a worn-out throat damper because it needs no masonry work at the firebox.
Factory-built fireplace dampers. Prefab units in Southwest Arlington’s 1980s to 2000s homes have a lighter steel damper built into the unit. They warp, lose their handle and rust from chase-cover leaks. Some can be repaired; others take a manufacturer’s part if it is still made.
Damper Repair Services Crownline Offers in Arlington
Freeing a stuck damper. Rust, creosote and debris cleared from the plate, frame and pivot. Plate freed, handle re-set, pivots lubricated. Often done during the first-visit sweep and inspection.
Throat damper repair. New handle or rotary control, re-seating a plate that jumped its track, replacing a missing pivot pin, re-mortaring a frame that has come loose from the throat.
Throat damper replacement. A new cast-iron damper in the existing throat when the old plate is cracked, warped or gone and you want to keep the original style.
Top-sealing damper installation. The most common fix for a damper past repair. Installed on the flue top, cable run down to the firebox, gasket seated, and tested from inside.
Damper stops for gas logs. A clamp that keeps the damper from closing fully on a vented gas log set. Required for safety and missing on a surprising number of Arlington fireplaces that had logs added in the 1980s.
Draft and smoke fixes. If the damper was blamed for smoke and the problem is really the flue, the cap or the smoke chamber, we find it. See smoke chamber repair for the cracked, unsmoothed chambers common in older Arlington chimneys.
How a Damper Repair Visit Works
- Call or send the form. Tell us whether the damper is stuck open, stuck shut, or leaking. The estimate is free.
- We look. From the firebox with a light and a mirror, and with a camera up the throat. We check the plate, frame, pivot, handle, the smoke shelf behind it and the flue above it.
- Photos and a plain answer. Freed and re-set, repaired, or replaced, and with which type.
- Written price. Itemized. If a top-sealing damper makes more sense than a throat replacement, we say why.
- The repair. Most damper repairs in Arlington are done the same visit. A top-sealing damper takes about an hour on the roof and ten minutes inside.
- Draft test. We open it, light a test and watch the smoke go where it should. Then we show you how the new damper works.
What Damper Repair Costs in Arlington, TX
Damper work ranges from a few minutes of cleaning to a new unit on the roof. For a reference point, Angi’s cost guide puts fireplace damper replacement at $160 to $520. A damper that only needs freeing sits well under that; a top-sealing damper on a tall two-story chimney sits at the top. Crownline quotes the exact job in writing after the inspection; these are reference numbers, not our prices.
What moves the price: whether the plate can be saved, roof access and chimney height for a top-sealing unit, the flue size and shape (round, square or rectangular flues take different units), whether the throat needs mortar work, and whether a cap, screen or damper stop goes on at the same time. On a two-flue chimney we can often do both dampers in one trip, which keeps the labor down. Seniors get 10% off, veterans and first responders get 10% off, and we match written quotes from insured companies. One discount per job.
A damper that will not close also costs you every month. An open flue is a hole the size of a dinner plate in the ceiling, and in an Arlington summer the air conditioner pays for it. A top-sealing damper usually covers its cost in energy savings within a few seasons.
Dampers in Arlington’s Fireplaces, by Decade
The 1950s and 1960s brick fireplaces around Old Arlington, UTA and Fielder Park have the original cast-iron throat dampers. They are heavy, rusted and often missing their handles. Many have gas logs added later with no damper stop. These are the chimneys where a top-sealing damper makes the biggest difference.
The 1970s and 1980s ranch homes in Dalworthington Gardens and Pantego mix masonry throat dampers and early factory-built units. The prefab dampers from that era warp, and parts are hit and miss.
The 1990s and 2000s two-story homes in Southwest Arlington, Interlochen and near Lake Arlington have factory-built fireplaces whose dampers rust from water coming through a failed chase cover. We fix the damper and the chimney cap or chase cover that let the water in, or the rust comes right back.
The newer direct-vent gas fireplaces in Viridian and North Arlington have no damper at all. If the unit will not light, that is a job for gas fireplace repair and the service call is free.
North Texas weather is the enemy of every damper. Rain down an uncapped flue rusts the plate; summer heat warps thin steel; clay soil movement shifts the throat and binds the frame.
Dampers and Safety
A damper is a safety part as much as a comfort part. A damper closed on a lit fire, including vented gas logs, sends smoke and carbon monoxide into the room. The National Fire Protection Association’s home heating safety guidance asks homeowners to have chimneys inspected and cleaned every year, and the damper check is part of every Crownline inspection: does it open fully, close fully, and stay where you put it. If you have vented gas logs, we confirm the damper stop is in place before we leave.
